Angad Singh Pasricha Is Building WOCO Into a Premium, Human-Centric Workplace Brand

“It is important to build with clarity, conviction, and long-term intent. Trends evolve quickly, but businesses built on quality, consistency, and genuine differentiation are the ones that create lasting value and stand the test of time.”

Angad Singh Pasricha is the Founder of WOCO, a premium commercial real estate and PropTech company focused on reimagining the workplace experience. Through WOCO, he is building intelligent, sustainable, and experience-led office environments that go beyond conventional workspaces to support productivity, collaboration, and well-being.

Angad’s approach is shaped by hands-on operational leadership, including an early turnaround of a loss-making factory into a profitable business within two years. With WOCO, he is applying that same execution-driven mindset to create Grade A workplace ecosystems in Gurgaon that combine design, smart technology, sustainability, and hospitality-led services.

About WOCO

WOCO is a premium commercial real estate and PropTech company based in Gurgaon near Cyber City, focused on reimagining offices as human-centric work destinations.

It combines design, smart technology, sustainability, and hospitality-led experiences to create Grade A workplace ecosystems that support productivity, collaboration, and well-being.

Its flagship project, WOCO 1, blends luxury with sustainability through flexible workspaces, private offices, efficient layouts, upscale amenities, and future-ready infrastructure for startups, multinational companies, and leadership teams. At its core, WOCO is building workplaces that inspire people to work better and businesses to grow.

True Inspiration

The inspiration came from the idea that offices should be more than physical workspaces. He saw a clear gap in commercial real estate, where the focus was largely on infrastructure and scale, while the actual experience of work was being overlooked.

What drove him to start WOCO was the realisation that workplaces shape how people think, collaborate, and perform, and that business environments could be designed to reflect ambition, culture, efficiency, and growth more meaningfully.

“I wanted to move beyond the conventional idea of office buildings and create premium business environments where companies genuinely want to work, grow, and build long-term value. That vision became the foundation of WOCO. From the very beginning, the goal was not to build “just another office building,” but to redefine how businesses experience the workplace.”

That idea became the foundation of WOCO, built to combine intelligent infrastructure, hospitality-led experiences, sustainability, and human-centric design into a new standard for the future of work in India.

Today, what sets WOCO apart is its experience-led approach to commercial real estate. Rather than treating offices as transactional spaces, the company designs workplaces around how people actually use them every day, with a focus on productivity, collaboration, comfort, and overall experience.

WOCO 1 in Gurugram reflects this philosophy through smart infrastructure, including destination control lifts, RFID access, smart parking, smart CCTV, oxygen and CO2 sensors, smart meters, and an intelligent building management system. He further adds,

“At the same time, we strongly believe that functionality alone is not enough. We wanted WOCO to feel aspirational, welcoming, and experience-driven. Spaces such as the WOCO Terrace, WOCO Vault, rooftop areas, and premium reception experiences were thoughtfully designed to elevate the everyday work environment and create a sense of community, exclusivity, and inspiration. This combination of intelligent technology, human-centric design, premium experiences, and operational efficiency is what sets WOCO apart and positions us as a next-generation leader in India’s premium commercial real estate landscape.”

Rocky Road

Angad shares that one of the biggest challenges in building WOCO was introducing a more differentiated, future-focused model in a traditionally structured and highly competitive commercial real estate market. He explains,

“Creating premium commercial infrastructure is not just capital intensive; it also demands patience, disciplined execution, and strong long-term conviction, especially when building something that goes beyond conventional market expectations.”

Another challenge was shifting the conversation from just office space to workplace experience. Getting businesses to see the value of employee comfort, flexibility, efficiency, and perception required persistence and a clear vision. He shares,

“We overcame these challenges by staying deeply committed to our philosophy of building experience-led workplaces rather than transactional office spaces. By combining intelligent infrastructure, thoughtful design, premium experiences, and future-ready systems, WOCO has been able to establish itself as a differentiated brand that reflects the changing needs of modern businesses and the future of work in India.”

Celebrating Wins

“Our success lies in our ability to redefine how businesses experience the workplace. A key indicator of WOCO’s success has been our ability to create premium commercial environments that combine intelligent infrastructure, sustainability, functionality, and user experience in a way that reflects the evolving expectations of modern businesses.”

WOCO’s achievements are measured by more than just commercial growth. Its biggest milestone has been the development of WOCO 1 in Gurugram as a next-generation Grade A commercial destination, spread across approximately 2,13,500 sq. ft. with 9 flexible office floors. The project brings together smart building systems, sustainability-focused features, and experience-led design within one integrated ecosystem.

Launched for occupancy in April 2025, WOCO 1 has quickly established itself as one of the most differentiated premium commercial assets in the region. Despite operating in a micro market long associated with an “industrial area” perception and sharing a boundary with an established market leader, WOCO successfully carved out a distinct identity through its bold architectural presence, intelligent planning, technology-driven infrastructure, and warm, hospitality-led workplace experience.

The project’s efficient use of space and volume, combined with future-ready systems and premium design sensibilities, enabled WOCO 1 to lease out its entire inventory within a year of launch. Today, the asset hosts a Fortune Global 500 company, Japan’s leading media company, a major Japanese steel trading company, along with several prominent IT and ITeS businesses, reflecting the growing trust global organisations are placing in the WOCO vision. Significantly, WOCO 1 has also achieved nearly a 50 percent premium over neighbouring commercial assets, reinforcing its positioning as a high-value, next-generation workplace destination.

Beyond the project itself, WOCO has established an emerging premium workplace brand in India’s commercial real estate sector by focusing on technology, functionality, user experience, and long-term relevance. The company is building a reputation for delivering luxurious workspaces that seamlessly blend cutting-edge technology, thoughtful aesthetics, and sustainable consciousness into one integrated business environment.

Plans Ahead

WOCO’s future plans are focused on building future-ready commercial ecosystems that change how businesses experience the workplace in India.

The plan is to keep investing in smart technology, sustainable planning, efficient operations, and premium user experience so that every space feels more integrated and more responsive to modern business needs.

With WOCO 2 currently underway, the company is preparing for one of its biggest launches yet. The upcoming development aims to further expand WOCO’s vision for next-generation commercial spaces through larger-scale infrastructure, deeper smart technology integration, elevated hospitality-led experiences, and even more refined workplace environments designed for the evolving needs of modern enterprises.

The larger goal is to position WOCO as a leading premium workplace brand that shapes the future of commercial real estate through disciplined execution, thoughtful design, and long-term thinking.

Lessons Learned

Angad says the biggest lesson from his journey is the importance of building with clarity, conviction, and long-term intent. Trends change quickly, but businesses built on quality, consistency, and real differentiation are the ones that last.

Lastly, as he signs off, his advice to budding entrepreneurs is,

“Focus on solving real problems thoughtfully instead of chasing short-term visibility or rapid validation. Sustainable success comes from staying committed to your vision, executing with discipline, and creating something that genuinely adds value to people and businesses.”
